Mah Sing to focus on affordable homes : Savanna Executive Suites, Southville City @KL South

BANGI: In line with the Government’s call to develop affordable homes, Mah Sing Group Bhd will focus on building houses that range between RM400,000 and RM500,000 each next year, according to group chief executive officer and executive director Ng Chai Yong.
Sitting on a land-bank of 1,505ha that is ripe for development, Ng said that the company had been acquiring sizeable land to develop affordable houses for the last two years.
Touted as the largest non-government owned developer in the country, the land is estimated to generate development with a gross development value (GDV) of RM66bil and will keep Mah Sing busy for the next 10 years.
To ensure that it was able to produce more affordable housing for Malaysians, he said the group was consistently reviewing designs to be cost-effective.
An example of such designed homes were houses in Taman Wahyu, Kuala Lumpur that were put up in the market starting from RM500,000.
“We had a lot of buyers and most of them were first-time home buyers,” said Ng after the ground-breaking ceremony for the Southville City @KL South’s direct interchange access connecting the North-South Expressway to areas within Bangi on Wednesday.
Discussing the group’s progress in producing affordable housing this year, Ng said the projects were concentrated in the Klang Valley, Kuala Lumpur, Johor, Penang and Kota Kinabalu and that they were all in various stages.
In support of affordable homes, especially for first-time home owners, the group launched the new block, Block C1, of Southville City’s first phase called Savanna Executive Suites, offering serviced apartments from 956 sq ft priced from RM350,000 onwards.
Mah Sing’s Southville City@KL South is a sustainable mixed-use gated and guarded township which promotes urban lifestyle outside the city centre and aims to draw both multi-generation living and the working community.
Mah Sing is also working towards building a vibrant and sustainable business and commercial hub within Southville City which will also benefit the surrounding neighbourhoods.
The 173ha freehold Southville City@KL South, which has an estimated gross development value of RM8.3bil, is a 25km drive away from Kuala Lumpur via the new direct interchange.
The interchange will open a direct access and is anticipated to effectively connect Southville City with its entire surrounding educational, industrial and residential neighbourhood within Bangi and beyond.
Mah Sing chairman Tan Sri Yaacob Mat Zain said that the introduction of the new interchange was value adding and commitment to the convenience of the residents as well as continuous growth of the township.
“We believe that this access will not only benefit the residents of Southville City but also its surrounding neighbourhood,” he added.
The interchange is expected to be completed by 2018, coinciding with the first phase development, Savanna Executive Suites.
Aside from the new interchange, the Mass Rapid Transit construction in the years to come will make Southville City@KL South more accessible for residents and those living in and around Bangi.
There are over 3,000 units of Savanna Executive Suites up for sale and Mah Sing targets to sell them off within the first quarter of 2015.
Southville City@KL South Show Village and Sales Gallery in Bangi is open daily from 10am to 6pm.

Mah Sing plans RM9.3b project on 88.7-acre Puchong land beside IOI mall

KUALA LUMPUR: Mah Sing Group Bhd’s mixed development slated for the Puchong land that it proposed to acquire yesterday will increase the group’s gross development value (GDV) and unbilled sales by approximately 23% to RM50 billion and bring about earnings visibility for the next eight to 10 years.

The project has an estimated GDV of RM9.3 billion. Mah Sing has proposed to acquire the 88.7-acre (35.9ha) tract in Puchong for RM656.9 million or RM170 per sq ft (psf) from Huges Development Sdn Bhd.

Mah Sing was granted a four-year deferred term on the purchase, whereby 10% of the consideration will be paid upon the signing of the agreement, with the balance 90% stretched over 48 months.

According to a filing with Bursa Malaysia yesterday, Mah Sing said its wholly-owned subsidiary Mah Sing Group Ventures Sdn Bhd had signed a memorandum of understanding (MoU) with Huges Development to purchase or form a joint venture on a nearby piece of land measuring 170.58 acres.

The MoU will last for four years. During the MoU tenure, Huges Development will negotiate first with Mah Sing Ventures for development plans on the land, “failing which, Mah Sing Ventures shall have the first right of refusal for any arrangement in respect of the subject land”.

As for the 88.7-acre land, Mah Sing said it plans to develop serviced residences, office towers, shop offices, retail lots, a retail mall and a hotel there. The development of the project, work on which is expected to begin next year, will stretch over a period of 10 years.

According to Mah Sing, the units will cater to a full range of customers and will appeal to the mass market and medium- to high-income households. For the serviced residences, prices will start from RM585,000, it said.

Based on satellite images provided in the filing, the land Mah Sing has proposed to purchase is located in the vicinity of IOI Mall, and is in one of the biggest catchment areas in Puchong.

Mah Sing said the terrain is “generally flat” with its status currently  industrial.

Mah Sing also said the land is easily accessible via several highways, adding that various modes of transport will also be available in a couple of years.

“With the proposed acquisition, the group will have earnings visibility for eight to 10 years, thus providing greater clarity to shareholders on the earnings sustainability of the group,” it said, adding that its land bank will increase to approximately 3,720 acres from approximately 3,631 acres currently.

Analysts are positive on over the purchase, given that the price is deemed reasonable for a mature market.

RHB Research Institute’s Loong Kok Wen is positive on Mah Sing’s purchase because of the demand for properties in Puchong.

“The price is reasonable and it is similar to the price that Hua Yang Bhd paid in October 2012 at RM124 per sq ft,” RHB Research property analyst Loong Kok Wen told The Edge Financial Daily.

“However, Mah Sing’s proposed purchase is situated much closer to IOI Mall than the land Hua Yang bought.”

Loong, however, said Mah Sing’s proposal to sell the property on the land at about RM650 psf seems a tad pricey, given that it will be a high-rise development.

“But based on the popularity of Mah Sing’s Lakeview Residences, I think the group will package the property in a similar fashion by providing furnishing to [make them more] appealing to buyers,” said Loong.

She said while RHB has raised its fair value on Mah Sing to RM2.71 from RM2.58 after this purchase, the research house believes that Mah Sing’s rerating hinges on the status of its proposed RM359.557 million land purchase in Rantau, Negeri Sembilan. RHB has retained its “neutral” call on Mah Sing.

Mah Sing said on Tuesday that the land in Rantau, measuring 1,051 acres, has a caveat lodged on it and that it will evaluate its options.

All systems go with Mah Sing

BUOYED by strong sales for its property projects, Mah Sing Group Bhd will be proceeding with its project launches worth RM4bil this year.

Unlike some developers who are moving into lower gear in terms of project launches following a more challenging market environment in the first half of this year, group managing director and chief executive Tan Sri Leong Hoy Kum says Mah Sing has gone on with its project launches and previews as planned.

These include Savanna Executive Suites and Dsara Sentral, both launched in March, and the preview of Lakeville Residence and Avens Residences garden linkhomes in Southville@KL South in May. There are also the ongoing launches of new phases of linkhomes, MResidence 1 & 2 in Rawang, Leong shares with StarBizWeek.

Of Mah Sing’s product portfolio, 26% worth RM8.3bil comprises landed residential property, 21% (RM6.3bil) are serviced apartments and small office home office (Soho) units, and 19% (RM5.8bil) are condominiums and apartments.

Leong believes the fundamentals of the local property market remains solid, driven by a relatively young working population, continued urbanisation, a stable employment market, attractive mortgage rates, and a cultural preference for owning and investing in properties.

“These factors should sustain demand for the right properties in major hotspots where demand will outpace supply over the short and medium terms,” he says.

Mah Sing’s confidence stems from the strong sales it has garnered, having turned in RM770mil in sales as at March 31 this year. It is confident of clocking up a 20% increase in sales to the tune of RM3.6bil in 2014.

Leong says mid-range mass market products like Savanna Executive Suites in Southville City@Bangi, linkhomes in MResidence 1 & 2 in Rawang, and apartments in DSara Sentral, Sungai Buloh have resulted in strong sales momentum for Mah Sing.

The Southville City township recorded bookings of RM530mil compared with the full-year sales target of RM700mil. As for the D’sara Sentral project in Sungai Buloh, bookings have reached RM250mil compared with the full-year sales target of RM300mil.

Leong attributes Mah Sing’s strong performance to the right product planning and good landbanking strategies over the past few years.

“We have planned for the right products over the past two years by acquiring landbank for mainly mass market products. The right products at locations with supply shortage still see strong demand from buyers who buy for their own occupation, while investors are in for the medium to long term,” he explains.

Next month, Mah Sing will open for booking 197 units of 3-storey link houses (priced from RM860,000) with a gross development value (GDV) of RM200mil. There are already 1,000 bookings for the project.

After the Government’s market cooling measures came into force in January this year, Leong says Mah Sing has shifted its focus to the affordable residential property segment that still enjoys robust demand.

Versatile player
“The focus this year is to ensure affordability of our products. This property segment has been underserved for many years now and there is strong pent-up demand. To cater to this market segment, some 81% of our residential launches this year will be priced below RM700,000 compared to only 41% in 2013,” Leong says.

He points out that the implementation of the 6% goods and services tax from April 1, 2015 will cause commercial property prices to go up by 6%, while residential property prices will need to rise by 3%-5% for developers to cover the higher input costs.

He believes this will encourage potential property purchasers to buy ahead in the second half of this year to avoid having to pay more for their property.

Mah Sing has 47 projects spread across the country in the Klang Valley, Johor, Penang and Sabah.
Location-wise, the group’s focus is still in the Klang Valley which is expected to contribute 60% to group sales this year, followed by Johor Baru projects at 23%, Penang projects 10% and Kota Kinabalu projects 7%.

But it has no intention of spreading to other smaller markets such as Perak, Pahang or Negri Sembilan, although Leong says Mah Sing may explore Seremban when the high speed rail project takes off. It also has no plans to expand overseas.

He says Mah Sing is on the lookout for good land although he laments that despite the tougher market backdrop, the price of land has not come down.

“We are not in a hurry to buy land but we are constantly looking for new land. We will lock in if the price is right and payment terms are attractive. We will focus on the four hotspots where we have a presence, namely the Klang Valley and Greater KL, Iskandar Malaysia, Penang and Sabah.”
Leong says Mah Sing has the capacity to lock in further new land before hitting the company’s target of maintaining a net gearing ratio of 0.5.

Mah Sing’s balance sheet remains strong with a strong cash pile of some RM614.2mil and a low net gearing of 0.25 times as at March 31.

“Having the right land will give us the flexibility to plan ahead of the property market cycle,” he says. Mah Sing still has 2,786 acres with a total remaining GDV of RM26.08bil that will sustain the group for seven to eight years.

It also has unbilled sales of RM4.64bil. Of the total remaining GDV and unbilled sales of RM30.72bil, commercial property makes up 28% or RM8.585bil and industrial property makes up 6% (RM1.718bil).

Leong says Mah Sing is also looking at injecting its industrial and commercial assets into a real estate investment trust (Reit) in the next three to five years.

“We have the right profile of properties should we decide to venture into a Reit. However, this is a medium to long-term plan for us.”

Meanwhile, Leong is confident the 43 million options under Mah Sing’s 10-year employee share option scheme will be converted upon the expiry date in July given the low weighted average price of RM1.44 per option. The exercise price of the options ranges from RM1.24 to RM2.03.
“The exercise of one option will involve the issuance of one new share. So if all 43 million options are exercised before the expiry date of July 10, that will involve an issuance of 43 million new shares in Mah Sing,” Leong says.

The low price-to-earnings ratio of around 9 to 10 times presents a good entry opportunity for investors, he adds.

Leong says the conversion of the options will raise Mah Sing’s market capitalisation by some RM97mil, giving a boost to Mah Sing’s share liquidity. -The Star Biz 07/06/14

Mah Sing expects to meet sales target

KUALA LUMPUR: Mah Sing Group Bhd says home purchases may quicken in the second half as buyers snap up properties ahead of the implementation of a new tax, helping Malaysia’s fourth-biggest property developer meet its record sales target for 2014.
A 6% goods and services tax that will start in April 2015 is expected to result in higher property prices, Tan Sri Leong Hoy Kum, group managing director of Mah Sing, said in an interview yesterday. The company is targeting sales of RM3.6bil this year, he said.
Cheap credit has helped boost demand for properties and allowed Mah Sing and other developers to post record profits last year, prompting the Government to impose steps to cool the market and ease household debt. Builders such as UEM Sunrise Bhd and Sunway Bhd are scaling down new projects after cooling measures led to slower sales, a business daily reported April 28, citing a real estate association.
“We are not scaling down, we are launching selectively the right products to match market demand,” Leong said.
“The household debt is not a concern as it is also backed by high financial assets like properties, and property is seen largely as one of the best hedges against inflation.”
Bank Negara shortened the maximum length on mortgages in July, saying household indebtedness had risen by an average 12% per annum in the past five years. The Government stopped developers from helping buyers by absorbing some interest payments on loans and raised the capital gains tax to 30% on homes sold within five years.
Shares of Mah Sing rose 0.4% at the close, the most in a week. The stock has gained 3.7% this month, trailing a 4.4% increase for the Bursa Malaysia Property Index.
Mah Sing was seeking overseas expansion in countries such as Australia, Singapore, Indonesia and the UK, Leong said. The company also planned to inject its commercial and industrial assets into a real estate investment trust, or REIT, in three to five years, he said.
The company had RM8.8bil worth of commercial projects comprising shopping malls, hotels and service residences being constructed or planned, Leong said.
“That is part and parcel of our plans, and it’s still in planning stages,” he said. “Eventually, it will be the exit strategy for us as we cash out” while still controlling the assets, Leong said. – Bloomberg

Mah Sing's transition from plastic to property

PERHAPS a good example of a company that has successfully ventured into property when its core business was something totally different is Mah Sing Group Bhd.
Mah Sing was a major player in the plastics industry, with key clients such as Toyota,Samsung and Panasonic when it got listed in 1992.
However, head honcho Tan Sri Leong Hoy Kum decided to make his foray into property development two years later due to thinning margins in the plastics manufacturing business.
That decision also stems from a personal interest in property investment, he reveals.
Leong found out soon enough that the transition from plastic manufacturing to property development was very challenging and a steep learning curve for the firm.
The main challenge, he says, is to carve a niche in a crowded market place, he tellsStarBizWeek.
“We made a conscious decision to go medium-upper to high-end with our properties and came up with the tagline ‘premier lifestyle developer’ with our mantra being ‘location, quality and branding’. Between 1994 and 2000, Mah Sing completed property projects worth some RM500mil in gross development value (GDV) comprising mainly landed residential projects for the mass market as well as some industrial projects.
The company was redesignated to a property counter in 2000 to reflect its core business, and in that year, it ventured into its maiden lifestyle project – Sri Pulai Perdana in Skudai, Johor Baru.
Its first property project though was in Ulu Yam.
“It was a very practical product, single-storey link homes and it was a confidence booster for me.”
Mah Sing returned to the Klang Valley in 2003 for more lifestyle projects where its Damansara Legenda development project propelled it into the ranks of high-end, “branded” developers.
Damansara Legenda, comprising semi-Ds, bungalows and garden bungalows and situated adjacent to the Tropicana Golf and Country Resort, was completed in 2006, with home prices starting from RM1.5mil each.
The company has 45 property development projects in Greater KL, the Klang Valley,Iskandar Malaysia, Penang and Kota Kinabalu, Sabah.
It is the second largest listed property developer in Malaysia by sales value and it has RM28.38bil in remaining GDV and unbilled sales.
The bulk of the group’s remaining GDV is focused on the central region, with 56% concentrated in the Klang Valley and Greater KL, followed by 26% in Iskandar Malaysia, 12% in Penang island and 6% in Sabah.
Mah Sing chalked up approximately RM2.25bil sales for the first three quarters of this year and is on track to achieving its full year sales target of RM3bil, says Leong.
The need to finetune one’s products according to demand is an extremely important factor in the property industry, he notes.
“We need to be on the ball about what the market wants.
“For example, a few years ago we concentrated mostly on high-end development projects – semi-Ds and bungalows due to the lack of supply – at that time when such homes made up less than 10% of total residential supply.
“Over the past two years we have been concentrating on mass market development, bread and butter products for the middle income class, while maintaining some higher-end products only in selected locations.” _The Star Biz

Highlight - Mah Sing bounces back in Johor

KUALA LUMPUR: A day after terminating a deal to purchase 35.26 acres (14.27ha) of land in Johor, MAH SING GROUP BHD [] entered into another sale and purchase agreement (SPA) to acquire 1,352 acres of agriculture land that it plans to develop into a township over seven years.

In an announcement yesterday, Mah Sing said it was acquiring the land, also located in Johor, from Bistari Land Sdn Bhd, whose directors are Dr Wong Poh Kun and Wong Poh Lum, for RM429.9 million. The amount is to be paid over 48 months.

The land acquisition works out to RM7.30 psf, which is much lower than the cost of the land that Mah Sing had wanted to acquire earlier at a price of about RM238 psf.

On Monday, the shareholders of Mah Sing had approved the group’s acquisition of 35.26 acres of land in Senibong, Johor for a total consideration of RM365.55 million.

But in an announcement to Bursa Malaysia later in the day, the group said the SPA was terminated at the last minute, as the vendors had failed to secure the consent of the owners of the neighbouring land parcels to construct an access road to the planned development on the site.

Mah Sing had planned to launch a project called Meridin@Senibong that was supposed to have a gross development value (GDV) of RM4.35 billion and implemented over five years.

Meanwhile, the land to be purchased from Bistari Land is located between Pasir Gudang and Tanjung Langsat, which are key components of Flagship D: Eastern Gate of Iskandar Malaysia project.

It is located 80km from Pengerang, which together with Tanjung Langsat and Tanjung Bin, is the focal point of Iskandar Malaysia’s much touted Asia-Pacific oil and gas hub.

In a statement yesterday, Mah Sing said the land would be developed into a township with an estimated GDV of RM5 billion.

“The reasonable entry cost of RM7.30 psf for the new land, coupled with the deferred payment term of 48 months tie in very well with Mah Sing’s strategy.

“Over a period of seven years, we will create a very nice, masterplanned township that will change the landscape of the locality for the better,” said group CEO and managing director Tan Sri Leong Hoy Kum.

The land is 5km from the Pasir Gudang town centre, which already has established commercial facilities. Taman Kota Masai, developed by Focal Aims Sdn Bhd, is located adjacent to the land, along with other existing townships nearby.

“Using the Senai-Desaru highway, the land is just 1km from the Cahaya Baru interchange,” Mah Sing said in its statement.

“Together with this new land, Mah Sing’s projects in Iskandar Malaysia yield a remaining GDV and unbilled sales of about 26% of the group’s remaining GDV and unbilled sales of approximately RM28.6 billion.  The group’s projects in Iskandar Malaysia comprise five townships, an industrial project at the Port of Tanjung Pelepas and the integrated project of Meridin@Medini.”

In a note, research firm AmResearch said the acquisition of the land in Pasir Gudang would more than offset the removal of contributions from the aborted Meridin@Senibong.

“We expect maiden launches of landed homes by 2H14 at an estimated price of about RM350,000 to RM400,000. Leveraging spillover demand from its existing projects and a ready catchment of 100,000 people in the Pasir Gudang area, we expect the project to be well received with local buyers being its primary target,” it said.

AmResearch also said the Pasir Gudang project will provide Mah Sing base pre-sales of RM400 million in the first two years, before doubling to about RM800 million per annum as the township matures.

“Payment terms for the land will be staggered over four years; the balance 70% in the final year can be financed through progress billings,” it said.

Mah Sing is one of AmResearch’s top two large-cap picks for the property sector. The group is currently trading at a 41% discount to its net asset value and is supported by its remaining landbank valued at RM29 billion and unbilled sales of RM3.9 billion, as at end-June.

Mah Sing set to develop 'KLCC' of Sabah with GDV of RM1.4b

KUALA LUMPUR: Mah Sing Group Bhd will develop Kota Kinabalu Convention City (KKCC), a waterfront integrated development with RM1.4 billion gross development value (GDV), in Kota Kinabalu.

Mah Sing group managing director Tan Sri Leong Hoy Kum said the KKCC will be developed on a 3.78ha site. Mah Sing, through subsidiary Convention City Development Sdn Bhd, has signed an agreement with Yayasan Sabah to buy 3.37ha of the 3.78ha site for RM164 million.

"The remaining 0.41ha was acquired for RM21.9 million from Sasinma Sdn Bhd, together with a building contiguous to the project," Leong said in a statement yesterday. The total investment for the 3.78ha at RM184.9 million is equivalent to 13.2 per cent of the estimated GDV.

"KKCC will be to Kota Kinabalu what KLCC is to Kuala Lumpur, becoming a landmark that will put Sabah on the world map," Leong said. Besides KKCC, Convention City Development is also entitled to exercise an option for 2.40ha of adjacent land.

Leong said this may generate additional GDV of RM600 million, potentially bringing up the GDV of Kota Kinabalu Convention City to RM2 billion. "We may exercise the option for an entitlement price of RM117 million within two years from the issuance of the separate issue document of title," he added - Business Times
